    $95/sqft.....god that is awesome. Lol. That's was the cost for mine new............ but in 1989. Maybe I sell mine and settle in Texas with 50 acres and a new 4000sqft house

    By the time we are done it will be more around 100-102/sq ft. We decided on some upgrades ahead of time.

    Following...Just across the metroplex from you in Flower Mound. Working in Flower Mound and the wife in Grapevine puts us in some high dollar lots unfortunately. More along Joe Pool Lake and that area for more affordable lots but that puts us at a decent commute for work.

    Love the layout and $95-100/sq is CHEAP! Ignorant question but this includes appliances, fixtures, faucets, etc. i assume.

    Will be looking to buy/build next year. Are you the contractor?

    Yes this includes everything except grass/fence and my driveway.

    Contractor is a buddy of mine, would highly recommend.

    Didnt notice this before in the plan but with the Master right off the garage like that you'll be able to hear your wife come home while youre bangin your GF thus allowing you some time to get her out the back door and you into the shower. :thumbsup:

    Good ol' TX clay...I remember setting forms with my dad as a kid and landscaping thru that crap...kids were cheap labor when we built our house back in the early 90's

    What kind of stone is that on the columns for the covered porch?

    House is looking good. I'm from E. TX but moved away when I was 18...i'm in the middle of selling my house here in WA state and buying in the Cascades (Mountain country). House was built in the 50's and we'll be remodeling everything except for the kitchen. (3200 sq/ft on 12 acres with detached shop and outbuildings for my critters.)

    Never really noticed this before but here in WA, we are required to have attic vents and the number required depend on the size and space of the attic. Do you not have any attic space up there?

    Yep - clay is why we went with dirt reconciliation with top soil.

    It's all Austin Stone. We have a ton of attic space, another 1,500 sq ft. Attic vents are going in today
